Bridge Cave etc is for sale

The area for sale is the part south of the road bridge and car park at Bridge Cave. A right of access to Little Neath is also included in the sale but not the land. The road and the bridge is public highway. The car park appears to be on land owned by the highways authority as it is outside of the landowner's fenced boundary.  There are no public footpaths to these caves and it is not CROW Access Land.

The land and caves and river gorges are all highly significant SSSIs and a further complication is the long and narrow access road up the Nedd valley.  These aspects might present concerns to NRW as statutory conservation body and BBNPA as planning authority if commercialised as proposed in the above literature.

Fascinating. Disturbing, but fascinating all the same!

I wonder what the sump from bridge to LNR cave is like at the moment given the weather....

I don't know who valued that at ?150k but in the absence of any firm planning consent for development it's barely worth a tenth of the asking price IMHO.

5 cave entrances are advertised, but only 2 seem to be located in the package that is being sold.

I agree, in the absence of decent access and permissions in place that's grossly overpriced for a couple of acres of woodland you can't really do much with. It reminds me of some of the daft prices you see asked for ruined engine houses in Cornwall without conversion permission, presumably hoping to sting someone with far more money than sense....

Crowd fund ?150k? To get access to caves we already have access to? What message will that give to other cave entrance owners looking for a windfall to retire on?

I'll give ?100 for Swildon's.  It's rather worn, leaks a lot, and bits are missing which are hard to find: Try finding spares for a 40' on eBay!

A similar area in North Somerset sold for about ?27,000. Admittedly it didn't include access to caves...

Maybe 'someone' should contact the agent/trading standards  and complain about the failure to mention relevant facts ie it is a SSSI , they are inaccesible much of the time due to flooding , the road is so steep you need a 4*4 etc etc meaning the probability of any commercial development is almost zero ( there`s a rumour that they want to get rid of it because the BBNP is chasing them to clear the footpath of fallen trees  which would require expensive specialist access tree people  )

Being a sssi is not as good a protection as you might think. The only cave of any significance on the Quantock hills contained rare aragonite formations plusa very interesting history was descheduled some years ago and ended up as a landfill site with one entrance blocked and another cave covered over! OR knows what I mean.

My understanding of a right of way to a cave entrance is that it would not include any rights to go beyond that entrance (by definition). It would certainly not give any rights to the land beyond the end of the right of way, that is the cave.
