The area for sale is the part south of the road bridge and car park at Bridge Cave. A right of access to Little Neath is also included in the sale but not the land. The road and the bridge is public highway. The car park appears to be on land owned by the highways authority as it is outside of the landowner's fenced boundary. There are no public footpaths to these caves and it is not CROW Access Land.
The land and caves and river gorges are all highly significant SSSIs and a further complication is the long and narrow access road up the Nedd valley. These aspects might present concerns to NRW as statutory conservation body and BBNPA as planning authority if commercialised as proposed in the above literature.
