Dales pub for sale, now going cheap

The White Lion up at Cray (near Buckden, top end of Wharfedale) has been on the market for a while and has had its price massively reduced. Now under half a million plus VAT. Just mentioning, in case any cavers with a spare quid or two in their pockets are up for it. (I've no personal interest in getting this pub sold, obviously.)

Superficially, that looks like a viable commercial proposition, even if most of your income will come in summer. I don't know what the local competition is like (which is what dooms most pubs locally - we generate enough business for a couple of pubs and a couple of gastropubs: a third in either category demolishes the takings in the previous two). Academic interest only: how many other pubs are hanging on by their fingernails in the area?

Did wander in a few times in the 1970/80's on the way back home from Sleets Gill etc, lovely pub but a bit remote even as a way back to Middlesbrough. As Speleofish points out most pubs are struggling, rural ones even more so. I'm not helping much as it's probably a year since I last went to one. Three in the local area have shut in the last couple of years and it's not that far from bigger towns.

One of my favourite pubs because of its location and ambience, and a key component of the three pubs walk from Buckden. It would be lovely if someone reopened it.

I wonder why it's so expensive compared to the Helwith.

For about £450k that is a lot of building in that part of the world as a house or houses.

It's very common for commercial properties to be liiable for VAT. It is actually an option for any commercial property but once registered a property will always cairry its liability. VAT registered businesses can recover VAT both on purchase, and VAT liable costs and works. VAT will be charged on rent should the property be rebted out.

My understanding was that if you continue as a pub it isn’t, otherwise you can imagine it is just a massive tax on the business changing operator. Pub business would end. You inherit status.

I read that last year you no longer needed planning permission to turn a vacant pub into housing. Although most people would prefer you didn’t burn it down to speed up the process. And I was under the impression that an owner occupier is exempt from VAT, but it might fall on the seller (?).

That maybe the case in Ireland but not in the UK. Change of use is required.

We have a serious shortage of housing and a surplus of pubs round us in the Dales. Not helped by a significant switch to holiday lets from residential ones. Waste of time trying to open a pub, there are no staff.

Spelofish, the nearest pub would be in Buckden itself, about a mile or two down the road. No idea, if it's hanging on by it's fingertips, Buckden is quite a popular tourist place but not to the extent of places in the Lakes etc.

I confess, I hadn't considered the staffing difficulties. One benefit of living in Shropshire is that rents are low enough that most of our local pubs can usually get staff. Customers are a little less dependable...

It's still expensive compared to the Helwith Bridge pub which is in a better location (commercially) and is £350k - and not selling.

Once folks stop drinking booze, there's not a lot of affordable reasons to go to a pub any longer, and I suspect some of the drop-off everywhere is due to that - and the vast array of other chemical entertainments that are now available that in many cases are more fun and far less damaging.

I don't normally drink, but on a recent works Xmas do I pretty much had booze forced on me, as I was making them all feel uncomfortable with my overpriced cola. Imagine their surprise three hours later when I was still sober and they were twatted, even after me matching them. I was bored, frankly, and got more bored as my colleagues got more drunk. It's had it's day as far as I'm concerned.

Gone are the days of a shed full of Owd P at the Hill Inn and then going caving. Probably for the best. Saw on Right Move the Helwith was under offer. A bargain at 350k.
