Thanks for that Roy they must have still been work in progress as the stiles are now removed , we are there in a few weeks if you are about again  (y)

Land registry is several months behind. I've been keeping my eye out for an update on a local plot, that was 'sold' in April (exchanged in June), but has only just appeared online in the last few days (coincidentally a couple of days after a planning application was lodged for 6 new houses on the plot).

It would be interesting to know. The red warnings are both behind the new fence which is the farm side of the new path, and the other side of the river down below by the car park. The 'gate' on the public road up to the farm is overgrown and partially collapsed at the back for some reason.

Roy when we were there last week we walked the normal way with our dive kit UP and the new way DOWN it was ok but maybe not in the winter as it was as slippy as hell, and yes the stiles have been removed. What was interesting is we got talking to the couple that are building the cabins and they were very nice not hostile in anyway , they even said " yes this road is owned by the council " so it looks like a bit of a victory for you Roy  :clap:. With that being said what is to stop a vehicle parking in the little " layby" patch almost opposite the bit where the path emerges , now that would be a game changer  carrying kit !  :D

Off the top of my head.
It is an offense under the road traffic act to take a motor vehicle more than 15 yards off a public road without consent of the landowner
Also, road side parking is right under the Highways Act, unless expressly forbidden or done in a way as to cause an obstruction. I believe that private land is grey area and landowner will often place rocks etc to prevent this.

This is off the top of my head and should not be taken as explicit legal fact, I would have to do some research.

Has the land changed hands? I am wondering if there is another land owner, the signs are still all there.
There is of course, the possibility of divers renting the cabins and having easy access to the mine.

I'm having a little trouble picturing where this is. Does it raise the possibility of legitimate access to the mines on the other side of the stream if the landowner has changed? Or am I getting the wrong end of the stick?

You are on the wrong side of the river he does own that land

Its only Lower or Blue Dines that definitely has no legitimate access without the landowners permission. Middle Dinas has an access directly off the right of way, the other side of the footbridge, and legal owner is the Marquis of Bute. Of course, 'Johnny Bute' also owns the lower but it would mean crossing the sild landowners side of the river. Bit complicated.

All the Pencaedrain mineral rights are Bute.

Which is the one just over the river that is flooded and is a dive apparently Martin Farr dived it some years ago we have seen it from the footpath but not waded over ?

Thats the one. I am told it was blocked but Martin dug it open years ago.

Pity you didn't ask about the land ownership and mine access. Never any harm is asking.
